We specialize in appraisals for estate purposes. When you need a report completed "as of" a specific date be sure to pas s this information on to us when ordering. All information reported is of course kept confidential. We can accept Visa or MasterCard from your client. When ordering please note a due date on the request and we will accommodate any reasonable request. Appraisals for divorce proceedings; Our fee includes a full report and inspection of the subject property and we will also review and analyze the oppositions appraisal for an additional fee. Court appearances are also an additional fee and must be paid in advance.

Insurance Companies - Equity appraisers often receives calls from homeowners and insurance companies to provide a cost approach with a home insurance appraisal to help establish "cost to reproduce." These reports are often used to help establish premiums for hazard insurance.

Insurance companies for years have depended on real estate appraisals as a source for basing insurable value through cost estimates provided in the report. Lately you may have noticed the disclaimer on appraisal reports concerning the Cost Approach. The disclaimer typically notes that the Cost Approach in the appraisal report is not intended for use as "insurable value". The appraiser makes this statement because often very little time is spent on developing the cost approach in these reports. Guidelines from FNMA no longer require the appraiser to include a cost approach and almost full reliance is placed on the Market Approach in the appraiser' s reconciliation.

We now offer a service for the insured. We will complete a cost approach from information we have compiled from local contractors. And the intended use for this approach will be for insurable value. The insured value will be for replacement cost not reproduction cost. Replacement cost is the estimated cost to build a home of equal utility, reasonably close in design. Typically extravagant or atypical upgrades are not included in our calculations. The cost of this appraisal will depend upon the type of property and weather special assistance is necessary. RELOCATION APPRAISALS

Our firm specializes in relocation appraisals. We are members of the ERC and Timm Delehanty, SRA has been certified as completing the Relocation Training Program through ERC. We have been completing relocation appraisals for approximately 20 years . We are quite familiar with this type of appraising and fully understand the policies and procedures shared by most firms within the industry.

HOMEOWNER ASSOCIATION CONSULTING

Equity Appraisers has served the area for over 20 years and has reviewed the Covenants and Restrictions or Condominium Documents for many communities within South Florida. We also, in the course of our services, often visit these communities and make observations for entry in our reports. Value lies in the minds of individuals and is not intrinsic in the land itself. The knowledge we have accumulated through years of studying the market within various types of communities may be beneficial to your homeowners. We observe and identify those characteristics that affect value. Successful communities share similar traits. Not all these factors are not constant however, and we have observed deed restriction being updated to the benefit of the community as individuals tastes and desires change. When visiting a community for consulting we first make a climate study of homeowner’s opinions, attitudes, and desires before making recommendations.
